Opting for a second mortgage is a popular method for homeowners to raise additional finance. The homeowner can leverage additional equity against the property value of his or her house. Until recently, second mortgages were often frowned upon. The general public felt that a second mortgage was an indication that a person was unable to maintain his or her finances. Today, this view no longer holds true, and there are a number of financial institutions offering various schemes for second mortgages.

As the name suggests, a second mortgage is a mortgage that is secured on a property that already has a first mortgage on it. The value of the second mortgage will be calculated by subtracting the value of the first mortgage from the value of the home.

The second mortgage may be taken from a different lender as compared to the first. The money received from the second mortgage can be used for a variety of purposes ranging from funding home improvements to debt consolidation. As with the case of a first mortgage, a second mortgage is secured against the borrower’s home. This means that the borrower risks forfeiting his home in case he is unable to meet the payments of the mortgage.

There are three main types of second mortgages offered to customers. These are a traditional second mortgage, a home equity loan and a home equity line of credit. A home equity line of credit will set a maximum limit on the size of the first and second loans. This is usually between 75% and 85% of the appraised value of the owner’s property. The advantage of this type of second mortgage is that it allows you to repay the loan amount according to your own capabilities and does not enforce a strict monthly payment regime on you.

Different financial institutions offer variations of these types of mortgages. Due to the wide variety of second mortgage schemes available to the customer, interest rates for second mortgages are very attractive. Interest rates in some cases of second mortgages even fall bellow the prime lending rate. The length of a second mortgage usually begins at one year and extends to as long as 15 to 20 years. Loans of smaller amounts should ideally be repaid in shorter durations, as if stretched over long periods; the borrower would have to pay greater interest.

Both a mortgage calculator and an amortization table can be used to find out the monthly payment required on the property you would like to buy, but they approach the calculation differently.

Although they have similar functions, the mortgage calculator and the amortization table each have their own place in your mortgage control system.

Mortgage calculators range from ones that calculate a simple loan, to those that can work out exactly how much you can afford, to those that will determine how much you can borrow for a home loan depending on your current situation. Mortgage calculators are a good way for you to get a general idea of what you need.

An amortization table, on the the other hand, is an extensive spreadsheet of every detail of each type of loan, length of loan, interest rate, and many other factors that can confuse a novice.

A mortgage calculator may not give you as much information as an amortization table, but it may present basic information clearer and quicker. Once you have a good idea what you want in a loan, then an amortization table can help you delve deeper into the long-term ramifications of the loan.

They can be used separately, but their strength lies in a combination of both to enable a closer watch of the financial picture of your mortgage.

Mortgage interest rates in U.S. have been swinging wildly in the past few months. There are clearly very important factors causing the swings. One obvious factor is federal reserve action. Another is consumer spending. Other factors include GDP or gross domestic product, consumer confidence and unemployment.

In the coming months, economists and industry leaders are expecting not-so-good mortgage rates predictions. They expect that mortgage rates continue to be volatile and quite unpredictable in the coming months. In this age of adjustable rate mortgages (ARM), this volatility is not something that the homeowner should be happy about.

The obvious key in mortgage rates predictions is to be fully aware of the most recent numbers regarding some of the more important factors affecting mortgage interests. These include federal and state actions, consumer spending and confidence, the gross domestic product and unemployment.

The numbers here will not lie and should guide the homeowner-borrower on what to mortgage rates to expect in the coming month or so. As in any other activity, planning is clearly an essential part in mortgage management. In planning, mortgage rates predictions should be considered.

Of course, to the ordinary homeowner may not be able to do the predictions themselves. It is likely also that they would not know of anyone who can do the analysis for them. They will have to go to learned hands or search for reliable sites on the internet.

What is important is that, homeowners should exert effort to get as much information as possible and to be aware of the more reliable mortgage rates predictions available on the net.
