How do home mortgages work?

I’m a renter just out of college, and looking for the first time into what it would take to buy a house. What is amortization? Is there an equation to determine how much of your monthly payment goes toward interest and how much toward principle? What is an interest-only loan and why would someone want to get it? Why does the homebuyer have to insure 20% of the mortgage privately?

How many point do lenders pay on commercial real estate loans?

I’m considering getting into commercial real estate loan brokering and I would like to find out how many point lenders usually pay on these types of loans. I know the amount can vary, but I’m looking fo a range so I can calculate my possible commission. For argument’s sake let’s say an average loan amount would be $2.5 million. But, any info on how the system works on loans larger or smaller than that would be helpful also. Thanks.

I want my first home! Where do I start finding out about mortgages and other issues for first time buyers?

My boyfriend and I are thinking of buying our first home, I’m a student, therefore minimal income (until summer 2008), he works, and we know nothing about buying property. We started saving up recently and have a few hundred pounds but from now on we want to start saving more every month until next year, when we want to get a mortgage.
I have seen banks offer mortgages with 0% deposit required, should I be wary of these? How about interest only mortgages? There’s so many types of mortgages, it’s hard to figure out the advantages and disadvantages of all.
Apart from a deposit, what other kind of money allowances should we make (I know we should put money aside for stamp duty, furniture and repairs/diy for the new house). Is there anything else we should think about?
Any other useful information?

Is the pending economic stimulus legislation an attempt to nationalize the home mortgage industry?

Seem like raising the caps on federally insurable mortgages and having the various gov’t underwriting agencies purchase unvetted portfolios of mortgages effectively nationalizes the home mortage industry. SInce I am reading that there may be $2 trillion of bad loans out there, I suspect that means we as taxpayers will then be on the hook for that much in bad loans. Why do I think we are seeing another Savings and Loan Scandal? I sure hope I am wrong.
